Exotica

Context:
With over two decades of experience in development and other related real estate services, RNA Corporation was looking to introduce a new breed of building to its portfolio of projects.

Space Matrix was commissioned to design a groundbreaking residential building for 
a rapidly changing northern suburb of Mumbai.

Challenge:
In addition to the customary stacking requirements brought about by development pressures in Mumbai, the design also had to reflect a new direction in residential building design.

By taking an unconventional approach and devising a contemporary, cutting edge structure the client sought to ensure the site was a cut above other neighbourhood developments.

Solution:
The resulting design addresses several challenges and constraints, whilst simultaneously showcasing a new design direction for residential developments in Mumbai.  Exotica proudly owns its landmark status in this upcoming neighbourhood.

The structure is comprised of four wings, each of which parking, a double height Club House deck and residential towers of 32, 34 and 36 floors.

Tight timelines and unfavourable soil conditions meant we needed to keep basements to a minimum.  This resulted in the creation of ten levels of podium parking, on which the double height Club House deck is situated.  The Club House enjoys panoramic views of the surrounding areas, whilst avoiding the noise and chaos of lower level locations.

The design allows all units to take full advantage of the remarkable views while maintaining privacy and maximising the available floor space.

The introduction of double height terraces provides a variety of public spaces in the 
sky, at the same time making the structure appear light and pleasing to the eye.

Internal light wells draw natural light deep into the four wings and provide cross ventilation for individual units.

Space Matrix’s attention to the smallest details is what has allowed Exotica to set 
a new benchmark for Mumbai high-rise living.
