The Challenge
For BPTP, sustainability has never been a feature of the business. It has been part of its identity. As the renowned real estate developer envisioned its new workplace in Noida, the aspiration was not simply to create a contemporary office. The opportunity was to create a physical expression of the values that have shaped the organisation for years - responsibility, trust, long-term thinking, and a commitment to building environments that positively impact people. The challenge was finding a way to translate these values into a workplace experience.
How could the workplace embody BPTP's commitment to sustainability while still delivering the performance, collaboration, and agility expected from a modern corporate environment? How could it create a meaningful connection between people and nature in the middle of a bustling business district? Most importantly, how could the workplace make sustainability something employees experience every day rather than simply talk about?
The answer required moving beyond traditional workplace design. It called for creating an environment where well-being, nature, technology, and culture could come together to shape how people feel, interact, and perform.

The Solution
The design strategy began with a simple idea: sustainability should not be something employees read about-it should be something they experience every day.
Located near the Okhla Bird Sanctuary, one of Noida’s most significant ecological habitats, the workplace drew inspiration from its natural surroundings. Rather than replicating nature indoors, the design sought to recreate the sense of connection, balance, and well-being that nature inspires.
This philosophy shaped the workplace at every level. Space planning prioritised access to natural light, reducing reliance on artificial illumination while creating brighter, more uplifting environments that support employee well-being. Biophilic design elements, including integrated greenery, natural materials, and organic textures, strengthened the connection between people and nature while reinforcing BPTP’s commitment to environmentally conscious design.
Sustainability and wellness were addressed together. Advanced air management systems, circadian-responsive lighting, ergonomic furniture, and smart environmental controls were carefully integrated to create healthier indoor conditions while optimising energy performance and operational efficiency. These interventions ensured that environmental responsibility translated directly into a better employee experience.
The workplace was also designed to encourage movement, collaboration, and flexibility. A diverse mix of work cafés, breakout spaces, lounges, meeting rooms, and informal gathering areas empowers employees to choose how and where they work, creating a more connected and agile workplace culture.
At the heart of the office, a sculptural tree installation transforms a structural column into a symbolic representation of growth, community, and the organisation’s deep-rooted connection to nature. Throughout the workplace, artwork inspired by birds, water, skies, and the sanctuary’s landscape reinforces the broader narrative, creating subtle reminders of the natural world within the flow of everyday work.
Technology supports the experience through touch-free systems, smart workplace tools, and intuitive user journeys that reduce friction and enhance efficiency. Carefully curated brand touchpoints further connect employees and visitors to BPTP’s values, ensuring the workplace reflects not only what the organisation does, but what it stands for.
The result is a workplace where sustainability, well-being, and business performance work together-transforming BPTP’s environmental commitment into a tangible, everyday experience.

The completed workplace transformed a corporate aspiration into a lived experience. By placing sustainability at the heart of the design strategy, BPTP's Noida office demonstrates how environmental responsibility and business performance can strengthen one another rather than compete. Employees experience a workplace that feels healthier, more connected, and more engaging. Natural light, biophilic design, wellness-focused interventions, and varied work settings collectively create an environment that supports both productivity and well-being.
More importantly, the workplace gives tangible form to BPTP's values.
What began as a challenge to translate sustainability into the everyday employee experience resulted in a workplace where that commitment can be seen, felt, and experienced in every interaction. From the moment people enter the space to the way they collaborate, recharge, and connect, the workplace reinforces the belief that great environments do more than support work - they shape how people feel, perform, and thrive.
